Complete
Duplex Development, Palm Beach
Designer: QUBD
Completed: 2016
In 2016, Hennessy Building Projects purchased 68 Laguna Avenue to build our second development. The duplex was designed with Travis Quennell from Quennell Sustainable Building Designs. This property backed onto the beautiful Laguna Lake.
We wanted to build duplexes that had as much liveable space as possible on the block of land. This included fitting in a lap pool and entertaining deck for each dwelling taking in the lake views. Due to the width of the front of the block, we were able to fit in a double garage and wide side gates with video intercom. All cladding systems are by James Hardies and Weathertex. Using the Travertine stacker stone on the front column, entrance walls and pool coping breaks up the rest of cladding and gives a great feature to the homes.
Inside each unit is very spacious considering the limited block size. The 3 metre high ceilings downstairs and 2.7 metre upstairs gives the units a sense of space. We managed to include 4 bedrooms and guest/study with a separate living area upstairs.
The finishes throughout are different in each unit as the buyers were able to choose between a range of stone tops, tiles, two pac or laminate cabinetry and other floor finishes. The butlers pantry under the stairs is a great use of space. We used Hurfords Spotted Gum flooring in Unit 1 and Blackbutt in Unit 2. A wide timber staircase for each unit is also a great feature. Unit 1 with Durian and Unit 2 with Blackbutt. Timber screening has been designed to keep privacy and lake views for each Unit, also providing a secure pool fence.
We are very proud of the end result and look forward to our next development in Palm Beach.
